As requested, an engineer from Karins Engineering Group, Inc. (KEG) visited the Starlight Towers Building Restoration project to observe the repairs-in-progress. The purpose of our observations was to verify general conformance with the project specifications and to record quantities for unit cost work.

The following items were observed:

• Partially inspected precast concrete joists and the underside of the slab on the 10" floor walkway. Joists appear to be severely deteriorated.

  • Joists must be properly shored prior to further excavation.

  • Joists must be excavated until sound concrete is found.

• Partially inspected precast concrete joists and the underside of the slab on the 9" floor walkway. Joists appear to be severely deteriorated.

  • Joists must be properly shored prior to further excavation.

  • Joists must be excavated until sound concrete is found.

• Inspected excavated areas on North stairwell.

  • Spalls created by corrosion of reinforcing steel must be excavated to sound concrete and clean steel.

  • Deteriorated conduits must be replaced and area properly repaired.

  • Structural cracks running along the CMU walls must be "V" notched and filled with epoxy in accord with Section 03300.

With the exceptions noted above, work appeared to be progressing in general accordance with the requirements of the Project Manual.
